Average maintenance costs for rental properties

Hello Nick and Tom,

I was wondering what the average yearly maintenance costs are for a 'normal' single-family rental property bought in decent condition. Can this be expressed in a percentage of any sorts?

Hmmm... good question and a tough one!

On a normal single family we've seen anywhere from 0% to 300% (or more!) of the monthly rent as the annual costs.

But if it's in good condition and the home inspection was done properly I wouldn't expect more than one month's rent as your annual maintenance costs and even that should be high.
But we've learned to expect the unexpected and keep about $5,000 handy per property.
