Non-Residence Mortgage?

I'm a non-resident of Canada and would like to buy property in Canada and get a mortgage in Canada. I have been told that I need 35% down. Is there anyway around this? I already have two rental properties and would like to buy one or maybe two more. I often get shut down by mortgage brokers as they don't seem interested in do int the leg work that is required for this type of mortgage.
