I am looking for a property as an investment in Montreal and I have some questions:

1) Which is the best location for quick rising in prices?
2) Should I look for a house or an apartment?
3) Should I buy now or later?
4) What should be my investment plan long term or short selling?
5) If I buy cash do I get better prices?

Hi!

These are tough questions to answer because they're generic but in "general"...

1. The best locations are locations with increasing population, diverse employment so you get higher than average income levels and new physical improvements to the city like highways, new train stops, new sewage systems that would expand development etc.

2. House or apartment is a very personal choice and without knowing more about you and your goals it's too tough to answer....personally, we live in and invest in houses.

3. A wise and wealth real life mentor once said, "you make money in real estate by 'time in' the market, not trying to 'time' the market" ... I have no idea if they are his original words or not but they're bang on. You buy right and then hang on tight is our motto. So if you can find good cash flow on a property (positive cash flow) then our approach is to buy.

4. We highly advise a long term approach. Even with our "short term" properties we buy them going in asking ourselves if we would be comfortable owning the property FOREVER. If the answer is yes, we proceed.

5. Buying cash doesn't get you better prices. Most deals are "cash" deals, the money just happens to come from the bank.
