The Best Way To Invest

Hi there,

I was wondering if you could give me some advice on the best way to invest $40,000.00 in real estate. I have property up north where I can borrow money from.

Do I:

Buy something up north for under $200,000.00 with $40,000.00 down payment and sell it in a couple of years.

or

Borrow money from my property and buy something in Toronto that I can fix up and turn around and sell in 2 or 3 years.

We totally want to give advice but it's so difficult without a much more detailed conversation.

Here's what we can share...

Our family has lost money when doing the "fix and flip" type of the thing. Back in the 1990's when the market turned our family was left holding the bag and it wasn't pretty.

So we prefer to buy properties that pay for themselves or even produce positive cash flow.

So we'd go for the cash flowing property purchase and then as its value went up refinance and use those funds to do a more "speculative" flip type property.
